What you're agreeing to when you book

These terms apply to every stay booked direct through our site, alongside the house rules and the cancellation policy shown for the specific home you book. Where a home's own page is stricter, that page wins.

The details

Eight things worth reading once

No small print tricks. This is the same agreement we'd send you to sign before check-in.

Before you book

  • Book only for the number of guests who will actually stay. Occupancy limits shown on each home's page include children and infants.
  • The person booking must be 21 or older and stay for the whole visit, and must confirm the identity of everyone coming.
  • Tell us about anyone else who will be staying before you arrive. Extra guests who were not declared can be turned away.
  • No parties, events, filming, or commercial photography, whether advertised or not.

Check-in and check-out

  • Check-in and check-out times vary by home. The times for the home you book are shown on that home's own page.
  • Check-in details and the exact address come through a secure link once your booking is confirmed and your payment has cleared.
  • Early check-in or a late check-out can be offered on a case-by-case basis when no cleaning is required that day. If it's available, we can offer it for a fee of $50.
  • Do not share the door code, lockbox, or address with anyone who isn't on your booking.

House rules at every home

  • No smoking inside. Outdoor smoking only where it's safe and where butts can be fully disposed of.
  • Pets only where the home's page says they're welcome, or where we've agreed to it in writing before you arrive.
  • Keep music and voices down outdoors, especially in the evening. Walls are thin and neighbors are real.
  • No amplified sound, speakers, or instruments outside, and nothing that would carry to neighboring homes.
  • Park only where you're told to. Driveways, paths, and shared lanes stay clear.
  • Anything a home's listing says is not allowed, isn't allowed. That includes grills, hot tubs, pools, fires, or candles where they aren't listed.

Damage, deposits and your responsibility

You're responsible for the home and for anyone staying with you, from the moment you arrive until the door is locked behind you.

  • You pay for damage beyond ordinary wear and tear, for broken or missing items, and for replacement keys, fobs or remotes.
  • If we do need to charge for damage, we document it with dated photos and, where possible, quotes or receipts, and we tell you what was charged and why.
  • Report breakages and faults to us during the stay rather than at check-out. Small things fixed early stay small.

Cancellations and changes

  • The cancellation policy shown at checkout for that home, on those dates, is the policy that applies. It's set for each home individually, so read it before you pay.
  • If your plans change, message us. We'll always try to move your dates rather than cancel, when the calendar and the owner allow it.
  • A stay cut short once you've arrived is not refunded, unless we caused the problem and could not fix it.
  • If a home becomes genuinely unusable and we can't sort it out, you get a refund.

Payments and taxes

  • Payments are taken by card through our booking system's secure checkout.
  • Lodging taxes, cleaning fees and any deposit shown at checkout are part of the total. Nothing is added after the fact.
  • Your booking is only held once payment has gone through.

Local rules and licensing

  • Every home is registered and licensed where that's required, and each town, city or county sets its own rules on quiet hours, parking, waste and the number of guests.
  • Those local rules are part of this agreement. Ignorance of them doesn't excuse a breach.
  • If a neighbor complaint or an inspection shows a serious breach, we can end the stay early without a refund.

If something goes wrong

  • Message us first, with photos where it helps. We answer at all hours.
  • We will try our hardest to fix or replace any issues.
  • Anything not sorted between us is handled under the law of the state the home sits in.
